Title MD was founded to be the first call instead of the last resort for property owners, families, investors, and real estate professionals facing complex issues involving title, ownership, tax sales, code enforcement, heirs property, zoning, land use, and other real property challenges.
Too often, property owners only encounter true expertise after a problem has already escalated into litigation. By then, the matter is usually slower, more expensive, and far more difficult to resolve. Title MD exists to help clients understand the issue earlier, evaluate their options clearly, and pursue a strategic path forward before a fixable problem becomes a prolonged dispute.
At the center of Title MD is its founder, Jamar "Mars" Waiters, a maverick problem solver, strategist, and autodidactic property law aficionado who has spent more than a decade working through some of the most complex real estate challenges involving title to real property and disputes of ownership. Born and raised in the Algiers community of New Orleans, Mr. Waiters brings both technical knowledge and first-hand understanding of the people, neighborhoods, displacement, and historic conditions that continue to affect property ownership across New Orleans, Louisiana, and has served clients in all Parishes comprising the State of Louisiana where Title MD is headquartered, in addition to serving clients throughout the Southeastern region of the United States.
Mr. Waiters has developed a proven track record in real property litigation as a self-represented non-attorney litigant, advancing property disputes from the district court level to as high as the Louisiana Supreme Court, while securing favorable judgments against some of the most renowned real estate attorneys in the industry. That experience gives Title MD a perspective few consulting firms can claim.
Title MD's work has helped play a role in shaping how Louisiana courts interpret tax sale law regarding nullification of tax sales as well as Louisiana's three-year adverse possession via La. R.S. 9:5633(J). Our process is built on forensic review of property records, including chain of title, notice issues, public filings, recordation history, ownership records, tax sale activity, code enforcement matters, heirs property challenges, adverse possession issues, and other defects that may cloud or complicate title and/or ownership.
Title MD's acquired knowledge of the intricacies affecting property in some form of distress has been obtained by experience, not by theory. Having worked face to face with residents and property owners in resolving complex challenges involving real property in over 1,350 properties to date, Title MD understands the idiosyncratic nature of distressed property and the real world impact it can have on families, communities, and ownership rights.
